To understand your borrowing potential, we recommend you get in touch with us before you even start house hunting.
When looking for a property it is a great idea to form relationships with real estate agents in your preferred suburbs.
Use resources such as flood maps, zoning regulations and other guides.
When you find the home you love, the next step is to make an offer.
At this point you will require a conveyancer or legal representative who will help you navigate the legal requirements of buying a home.
Once your offer has been accepted by the seller, a contract is signed by both parties.
The contract specifies a range of things around timeframes, conditions of the sale and items that may be included with the property.
Now you are ready to lodge your home loan application and apply for formal approval.
When all conditions are met for the purchase, the contract goes unconditional and you then wait for the settlement date.
A final inspection happens shortly before settlement to ensure the condition of the property meets the standards agreed in the contract.
Settlement can be 28-90 days from the contract date and is a date agreed by both parties during the contract negotiations.
Once settlement occurs, we give you a call and let you know the good news. It is from this point that you are free to move into your new home.
